NLA & Portico Presents the London Landlord Seminar 2019
The key theme of this year’s Landlord Seminar will be ‘Your Money.’
Landlords are the only business to be taxed on their turnover. As they continue to face bigger tax liabilities and increased regulatory costs, this year’s seminar looks at how to make landlords’ money work harder and investments go further.
London’s leading estate agents Portico and Richard Blanco, NLA London Representative, will also provide an update on the rental and sales market in London, plus there will be a chance to network with other landlords, and a detailed panel discussion where property experts will discuss what the abolition of section 21 could bring. Please see the round-up for the evening along with NLA seminar speech topics below.
By the end of the evening landlords will have a clear picture on the London market and some reassurance and guidance on how to plan ahead into 2020. To get a ticket, visit https://www.portico.com/seminar/.
London Landlord Seminar Speech Topics:
London Hotspots & The Housing Market Review | Portico
Where’s hot and what’s not? In an annual review of the state of the capital’s property market, Portico will map out London’s higher and lower yielding boroughs. Portico will be crunching the numbers to pinpoint familiar and lesser known hotspots, and this year they have a focus on promising localities for higher yielding HMOs.
Getting the Best Mortgage | Jane Simpson, Director, NLA Mortgages
Stress tests and corporate structures have made refinancing increasingly complex. You can borrow a little bit more with a 5-year fix from “vanilla” buy to let lenders, but should you be capital raising healthier sums with the new cabal of expensive specialist lenders? Limited company mortgages are often subject to lower stress tests, does that merit forgoing cheaper personal products? Meanwhile with Brexit and economic uncertainty possibly affecting interest rates, should you re-mortgage to a tracker or to a fix?
Flourish in the New Tax Regime | Mark Stemp, Partner, Crowe UK
Most of us have come to terms with the section 24 finance changes that prevent us from setting all of our finance costs against our rental income. Is there anything else you could be doing to mitigate the impact? How clear are you about the tax pros and cons of limited company and/or personal ownership of property?
Policy & Regulatory Briefing | Meera Chindooroy, NLA Head of Policy
Our annual digest of all of the most up to date policy nuggets in a lively presentation from the NLA’s policy expert, fresh from regular meetings with senior government officials where Meera does her very best to champion your cause.
Panel Discussion – After Section 21
Meera will be joined by Robert Nichols, Director, Portico
Qasim Bandali, Senior Practitioner, Thames Reach
All three main political parties and many housing charities say they wish to see an end to no fault eviction. Research by Capital Economics for the NLA tells us that the abolition of section 21 could cause the private rented sector to shrink by 20%. This would result in rising rents and – as landlords become choosier about who they will accommodate on unlimited tenancies – even fewer properties for tenants claiming benefits. What could the future look like without section 21 and is the end of no fault eviction inevitable?
